Introduction
50 West Avenue is a brick built, 3 storey, terraced town house on a road approximately 300m from the centre of Filey, 200m from the park and 400m from the beach.
Pre-Arrival
o We have a basic website, with pictures of all the rooms.
o Bookings / enquiries can be made via email, or via telephone or by letter.
o All guests are provided with written directions to the house
o The nearest bus stop is at the Bus Station - approximately 400m away
o Filey railway station is approximately 500m away
o The nearest public toilet is next to the café in the park (Glen Gardens) at the end of West Avenue.
o This access statement is available on our website and in the 'Welcome File' in the house.
Arrival & Car Parking Facilities
o The house is on a residential road with parking on one side of the road and restrictions on the side of the house (March - September only). If there is no space opposite the house, it is possible to park on the yellow line whilst unloading and then park the car in the nearest available space.
Main Entrance & Reception
o The main entrance is the front door from West Avenue. We ask that you phone our Management agents, Lesley and Mike McLaren approximately 30 minutes before arrival and there will be someone there to meet you with the keys on arrival.
o There is a 5cm concrete step from the pavement to a small path at the front of the house where there is a small iron gate.
o There is a 12cm concrete step to the front door.
o The front door is 86cm x 206cm, with the hinge on the right. There are 2 keyholes one is 136cm high and the other is 109cm.
o There is then an internal glass door, leading to a long thin hall way. The floor surface is laminate wooden floor. There is a shoe rack next to the radiator in the hall.
o From the hall there are 2 doors to the left that lead to the lounge and the dining room. Straight ahead is the staircase leading to the first floor. To the side of the staircase the hallway continues to a door to the kitchen.
o There is an under stairs cupboard to the right of the kitchen door where you can hang coats and there is an additional shoe rack. There is a light switch for the cupboard straight ahead of the door. There is also an ironing board in here for your use.
Lounge
o Door from the hall to the lounge is 81cm wide by 204cm high.
o There is a 3 seated leather sofa, armchair and footstool. There is also a fabric armchair. The sofa and chairs are movable.
o There is a nest of 3 oak coffee tables.
o The floor surface is laminate wood and there is a large short pile wool rug.
o There is a remote control TV with DVD on a table in an alcove next to a cast iron fireplace.
o From the lounge there are glass double doors leading to the Dining Room.
Dining Room
o Door from the hall to the dining room is 81cm wide by 204cm high.
o The floor surface is laminate wood.
o There is an oak table which is 85cm wide by 165cm long.
o There are 8 leather dining room chairs.
o There are 2 oak cupboards against the wall, either side of the fireplace. The cupboard to the left has games which guests are welcome to use.
o There are 2 decorative lamps available, either side of the fireplace.
o The fireplace is for decorative purposes only.
Kitchen
o On the kitchen table is the 'Welcome Pack' which has all details about the house within it.
o To the left of the door is some cupboards and the sink. The work surface here is 92cm high and 60cm deep. The kettle is on this work surface and the mugs in the cupboard above.
o There are spare light bulbs and batteries in the cupboard above and to the left of the sink. There is a first aid kit and sewing kit on the shelves above the sink. The file with the safety certificates is on the corner shelf above the sink, this should not be removed and also contains the fire alarm testing log.
o To the right of the kitchen door is the fridge/freezer. The fridge is at the top and the highest shelf being 130cm, the freezer is at the bottom and has 4 drawers.
o Next to the fridge freezer is a cupboard with a microwave above on the work surface. The work surface is 92cm high and 60cm deep.
o Above the microwave is a cupboard with an iron in it for your use.
o The gas cooker is next to the microwave. The gas double oven can be accessed from the front. The oven door is 80cm high and the grill above the hobs is 135cm high.
o Instructions for the oven and microwave are in the drawer below the microwave.
o Next to the oven is a series of kitchen cupboards and the units and work surface comes out into the room at right angles to the cooker with glass cupboards above. The work surface here is 92cm high. Catering standard crockery and glasses are provided in these glass cupboards above the work surface.
o The kitchen is lit by two separate sets of lights. The first set above the sink has a dimmable light switch just outside the kitchen door in the hall. The second light is above the kitchen table and has a switch by the door to the utility room.
o The flooring is ceramic tiles.
o At the back of the kitchen to the right of the table is the door leading to the Utility Room.
Utility Room
o There is a dishwasher in the utility room.
o There is a front loading washing machine available in the utility room, to the right of the sink. A drying rack is next to the tumble dryer at the end of the utility room. A washing line is available at the back of the house, with pegs kept on the windowsill of the utility room. The tumble dryer is also available for your use in the corner of the utility room. Instructions for all appliances in the utility room are available in a folder on the windowsill.
o The work surface in the utility room is 92cm high.
o The boiler is in the Utility Room. The settings on the boiler should not be touched as they are already set as 'on'. Any temperature alterations to the heating can be made on the thermostat on the first floor landing outside bedroom 1.
Outdoor Facilities
o Exiting from the back door, from the utility room, there is a decking area and small yard with a washing line.
o The door is 186cm high and 69cm wide and has a lip of 16cm raised from the floor. The keyhole is 102cm high.
o The decking area is raised from the ground by 38cm and there are 2 steps going on to it. The steps are 17.5cm and 19.5cm high, 87 - 100cm wide and 30 - 80cm deep.
o There is a gate leading from the courtyard into a lane at the back of the house. This is uneven. The bins for the house are by the gate and are clearly labelled at the front with the number 50. There is a blue (recycling bin for paper, light card, tins and cans and plastic bottles ) and a green bin (general waste for landfill). To the right of the house the road provides access to the rest of the houses and the exit route back onto West Avenue. It maybe possible to park on this lane up against the back wall but a parking space cannot be guaranteed and it is important not to block the neighbours in.
Upstairs - First Floor
o The staircase leads from the hall.
o The staircase has 14 steps and they are 73cm wide, 27cm deep and 17cm high. There are one handrail at 68cm above the treads.
o From the top of the stairs there is a corridor leading straight ahead to bedroom 1 and the bathroom (1 further step up) and toilet are to the left (2 further steps up).
o Bedroom 1
o Door 71cm wide x 196cm high - hinged on the left.
o There metal frame single bunk beds.
o All bedding is poly/cotton with non feather pillows and quilt.
o The beds are against the wall with 90cm space to the right of the beds.
o There is a colour tv.
o The main room light has a switch at the door. There is a lamp available at the end of the bunk beds on a bedside chest of drawers.
o The floor surface is laminate wood.
Bedroom 2
o Door 77cm wide x 202cm high - hinged on the right. Carpeted with a brown, short pile carpet.
o There are two pine single beds, when placed together, the space to the left is 90cm and to the right is 45cm.
o There is a built in wardrobe and a separate chest of drawers.
o All bedding is poly/cotton with non feather pillows and quilt.
Bedroom 3
o Door 77cm wide x 203cm high - hinged on the right. Carpeted with a cream, short pile carpet.
o There is a 5' Divan bed.
o Space to the left of the bed is 154cm.
o Space to the right of the bed is 66 - 100cm.
o All bedding is poly/cotton with non feather pillows and quilt.
o There are two separate lamps available at either side of the bed.
o There is a free standing wardrobe and chest of drawers.
o There is a remote controlled colour television.
o There is a fireplace with an artificial fire set up - this is purely for decorative purposes and no longer functional.
o There is a large space at the bottom of the bed leading into a bay window.
Bathroom & Shower-room
o Door 68cm wide by 196cm high.
o The bathroom is on the first floor and has a toilet, washbasin, bath and separate electric shower in it.
o It is positioned at the top of the stairs on the left
o The toilet seat is 41cm high - the space to the right is 28cm before the sink and to the left 15cm before the wall.
o The sink height is 78cm.
o The step into the shower cubicle is 13cm high, with the width of the shower door being 42cm.
o The height of the shower unit is 187cm.
o Bath height 56cm, length 155cm and 59cm wide.
o The room also has a wall mounted heated towel rail.
o The floor surface is ceramic tiles.
Separate Toilet
o This is on the first floor, to the left of the bathroom at the top of the stairs
o Door 69cm wide by 196cm high.
o Toilet seat height is 41cm. .
o Distance to the left of the toilet is 24cm.
o Distance to the right of the toilet is 23cm.

Upstairs Bedrooms - Second Floor
o The staircase leads from the landing, in front of the door to bedroom 3.
o The staircase goes up in 2 sections, the first has 11 steps and they are 76cm wide, 22cm deep and 18cm high. There are one handrail at 74cm above the treads. There is then a halfway point of 70cm x 156cm. The second section has 5 steps and they are 76cm wide, 22cm deep and 18cm high. There are one handrail at 72 - 78cm above the treads.
o There is a square landing at the top of the stairs which is 208cm x 80cm. Bedroom 4 is to the left and bedroom 5 is straight ahead.
Bedroom 4
o Door 76cm wide x 2000cm high - hinged on the right. Carpeted with a cream, short pile carpet.
o There are two white single beds, set at right angles in the corner.
o There is a free standing wardrobe and a separate chest of drawers.
o All bedding is poly/cotton with non feather pillows and quilt.
Bedroom 5
o Door 75cm wide x 210cm high - hinged on the left. Carpeted with a cream, short pile carpet.
o There is a 5' Divan bed.
o Space to the left of the bed is 190cm.
o Space to the right of the bed is 47cm.
o All bedding is poly/cotton with non feather pillows and quilt.
o There are two separate lamps available at either side of the bed.
o There is a fitted wardrobe and chest of drawers with a free standing mirror with additional hanging space behind.
o There is a remote controlled colour television.
o To the right of the door there is an arch into the en-suite.
En-suite Shower Room
o Archway is 67cm wide by 198cm high.
o The shower room has a toilet, washbasin and shower in it.
o The toilet seat is 42cm high - the space to the right is 15cm before the sink and to the left 24cm before the shower.
o The sink height is 81cm.
o The step into the shower cubicle is 12cm high, with the width of the shower door being 47cm.
o The height of the shower unit is 186cm.
o The room also has a wall mounted heated towel rail.
o The floor surface is ceramic tiles.
